STEP 1
Concept Design
Timeline: 2-3 weeks from start to finish.
For a flat fee of $1,500, our Concept Design Package gives you everything you need to visualize the potential of your home and start planning your dream project.
What’s Included:
Feasibility Study: We assess your home’s current layout and possibilities for transformation.
Custom Floor Plan Concepts: Receive 1-3 professionally designed layouts tailored to your needs and style.
Mood Board: A cohesive vision showcasing finishes, colors, and design inspiration for your project.
Refined Budget Range: A detailed estimate, including finish allowances, to guide your planning and decision-making.
If you decide not to move forward after this phase, all plans and designs are yours to keep.
STEP 2
Design Development
Timeline: 3-8+ weeks, depending on the complexity of the project.
Once you’ve approved the Concept Design Package, we move seamlessly into the Design Development Phase, where we refine every detail and set the stage for construction.
Pricing: The Design Development Phase is 5-8% of your total project value. This reflects the customized nature of your project and ensures every detail is carefully planned for a successful build.
What’s Included:
Comprehensive architectural drawings.
Detailed material and finish selections.
Collaboration with trade partners to finalize scope and pricing.
A finalized construction budget and timeline.
Additional Considerations: Every project is unique and may require additional services such as:
Engineering for structural or mechanical components.
HVAC design to ensure comfort and efficiency.
Interior design for furnishings, decor, and final touches.
These services will be discussed with you and integrated into the design process as needed to meet the specific requirements of your project.
If you decide not to continue, all designs and plans are yours to keep.
Recent Project: Basement Renovation with Major Mechanical Relocations
A recent project in Woodstock ON required updated an existing 70’s basement. Through our Design Process, we developed a preliminary construction budget of $92,000. As we developed the design, our clients liked the idea of relocating/replacing the furnace, relocating the hot water heater and replacing it with a tankless water heater.
We were able to gain useful floor space, increase the energy efficency of this home’s mechanical systems, and by pre-planning these major changes before construction began, this family was able to confidently move forward with their $115,000 basement renovation, sticking to our original construction schedule of 9 weeks.
